Forett at Bukit Timah has been bought through an en bloc sale by the Chinese developer Qingjian Group. The buying price of $610 million was $60 more than the $550 million reserve price from the owners. Following the sale, each of the owners is expected to be awarded between $924,000 and $3.51 million proceeds from the sale.
The tender for Forett at Bukit Timah sits on approximately 360,130 sq ft land was closed on 7th March 2018 after being launched on January 26th2018. This comes after more than 80% of the owners agreed to the collective sale.
The sale was objected by 7 minority owners who took the matters to court under the representation of TSMP Law Corporation. In solving the dispute, Justice Woo dismissed the case noting that the $542 million valuations of the residential property by Colliers International was not flawed and pointed out that Asian Assets Allianz’s $637 million valuations that the objectors relied on was flawed. The judge went ahead to dismiss the contention on the grounds that the apportionment of the sale of the property was fair.
According to the 2014 Master Plan, Forett At Bukit Timah is zoned for residential purposes and enjoys a gross plot ratio of about 1.4. The sale price of the property reflects a land rate of about $1,210 psf ppr based on its GFA of 504,182 sq ft.
